Our Process
Six steps. Permits before work. Documentation at every phase. This is how every Ducere project runs — whether it's a second-floor addition, a full renovation, or ground-up construction.
Consultation & Assessment
Every project begins with a conversation and a site visit. A licensed general contractor walks the property, documents existing conditions, verifies permit history through the local jurisdiction, and identifies structural, code, and scope considerations before anything is priced.
- On-site walkthrough by a licensed GC — not a salesperson
- Permit history verified via AHJ public records
- Prioritized scope assessment: must-fix, should-fix, and value-add
- Clear feasibility answer on your timeline and budget range
Design & Engineering
All projects with structural scope are executed under stamped drawings from licensed architects and professional engineers. Design decisions, material specifications, and a line-item budget are locked before construction — eliminating the change orders that derail most projects.
- Stamped architectural and structural drawings where required
- Line-item budget with material specifications
- Engineering coordination (LVL beams, foundations, load paths)
- Fixed scope agreed in writing before any work begins
Permitting
All permits required by the jurisdiction are pulled before work begins — that is firm policy, not a preference. As the licensed GC of record (GA GCCO006711), Ducere pulls permits across all trades as the single point of accountability for the entire scope.
- Every required permit pulled before work starts
- Single point of accountability across all trades
- No unpermitted work — nothing that surfaces in a future title search
Construction
Licensed subcontractors execute each specialized trade under a field superintendent. Critical-phase inspections are scheduled with the Engineer of Record for structural work, and progress is documented continuously with 360° reality capture so you can see exactly where your project stands.
- Licensed, insured subcontractors for every trade
- Critical-phase inspections on all structural work
- 360° photo documentation of progress (OpenSpace)
- Direct communication — no wondering what happens next
Final Inspection & Documentation
Every permit is closed with final inspection approval before the project is considered complete. You receive a full documentation package — the same package that satisfies inspectors, appraisers, and lenders if you ever sell.
- All permits closed with final inspection approvals
- Contractor affidavits and lien waivers — no mechanics’ lien risk
- Before-and-after photography and material warranties
Warranty
Every project carries Ducere’s standard 2-year workmanship warranty — transferable to a future buyer. If something needs attention after completion, one call to the office resolves it.
- 2-year standard workmanship warranty
- Transferable to the next owner of your home
- Manufacturer warranties registered and documented
