Consultation & Assessment
Every project begins with a conversation and a site visit. A licensed general contractor walks the property, documents existing conditions, verifies permit history through the local jurisdiction, and identifies structural, code, and scope considerations before anything is priced.

Step Confirmation
This step is confirmed complete when you have a written scope assessment in hand and have signed off on the direction before any design work is billed.
Design & Engineering
All projects with structural scope are executed under stamped drawings from licensed architects and professional engineers. Design decisions, material specifications, and a line-item budget are locked before construction — minimizing the change orders that derail most projects.

Step Confirmation
This step is confirmed complete when you have approved the stamped drawings and countersigned the line-item budget. Nothing proceeds to permitting without your written approval.
Permitting
All permits required by the jurisdiction are pulled before work begins — that is firm policy, not a preference. As the licensed GC of record (GA GCCO006711), Ducere pulls permits across all trades as the single point of accountability for the entire scope.

Step Confirmation
This step is confirmed complete when you receive copies of every issued permit with its jurisdiction permit number. Mobilization does not happen before you have them.
Construction
Licensed subcontractors execute each specialized trade under a field superintendent. Critical-phase inspections are scheduled with the Engineer of Record for structural work, and progress is documented continuously with 360° reality capture so you can see exactly where your project stands.

Step Confirmation
Each construction phase is confirmed complete when its inspection is passed and the 360° capture for that phase is published to you — so progress is verified, not just reported.
Final Inspection & Documentation
Every permit is closed with final inspection approval before the project is considered complete. You receive a full documentation package — the same package that satisfies inspectors, appraisers, and lenders if you ever sell.

Step Confirmation

Warranty
Every project carries Ducere’s standard workmanship warranty. Terms, duration, transferability, and exclusions are confirmed against the written warranty document delivered at closeout — not a verbal promise. If something needs attention after completion, one call to the office opens a service request.
