Ducere Construction

Ducere has published a new technical brief on the three-tier home builder association federation, GAHBA, HBAG, and NAHB, covering what membership delivers and how it complements licensed, insured general contracting operations.

The brief breaks down the four business functions membership buys: advocacy on codes and permitting, a peer-vetted subcontractor and referral network, NAHB education and designations, and market benchmarking data. Read the full technical brief.

If you've driven past the Target at the corner of East-West Connector and Austell Road, you probably thought you were in Austell. Most people do. But that entire shopping center sits inside the City of Mableton, and once voters created the city in November 2022, Mableton's boundaries turned out to stretch much farther than many people expected.

How far do Mableton's city limits extend?
All the way south to Six Flags. The historic Concord Covered Bridge, which most locals associate with the older, smaller Mableton, is inside the city limits too. Altogether, Mableton covers about 36 square miles and nearly 80,000 residents, making it the largest city in Cobb County by both population and land area, and one of Georgia's largest cities.

Why an Austell mailing address can still be in Mableton
That surprises people for a simple reason: the city is new, and a mailing address does not determine municipal boundaries. Homes and businesses that said "Austell" or "Smyrna" on paper can be within Mableton's city limits while keeping the same mailing address. Municipal responsibilities have transitioned over time rather than all changing at once in 2023: Cobb County confirms that Mableton assumed zoning and code enforcement on March 3, 2025.

If you own property in the area, the practical questions come fast: who issues my building permit now? Who inspects the work? What changed in the code requirements? Start by checking the property's street address in the City of Mableton's official boundary and district lookup, then confirm the applicable approvals with the City's building and planning staff. A postal city name alone is not enough.

That's exactly the terrain where a good local builder earns their keep.

Building, renovating, and restoring in our home market
Ducere Construction Services is headquartered just down the road on Mulberry Street in Austell, and Mableton is our home market. We build, renovate, and restore across the city, from single-family renovations in established neighborhoods to commercial work on the Mableton Parkway corridor. We hold Georgia GC license GCCO006711 and Georgia RLQ license RLQQA005251. Our team coordinates permitting and project delivery within the scope of our licenses and the requirements of the applicable jurisdiction, including newly incorporated areas where contractors need to look beyond the old map.

What property owners should check before construction
The city being new works in your favor if you hire someone who knows it. For additions, accessory dwelling units, and renovations in older neighborhoods, local knowledge starts with checking the actual property's zoning and site conditions. A project that appears straightforward can still raise setback, stormwater, or historic-area questions. Requirements depend on the parcel and proposed work, not simply which council district it is in. Review the City's new-construction guidance and confirm any project-specific requirements before making construction commitments.

So the next time someone tells you the East-West Connector Target is in Austell, you can enjoy correcting them: it's in Mableton, the biggest city in Cobb County. And when you're ready to build, renovate, or add value to a property anywhere inside those 36 square miles, that's our backyard. We'd be glad to walk it with you.

Creekside Village at Factory Shoals is planned to bring at least 209 mixed-income homes to Mableton, GA, through a public-private housing partnership.

A new residential community on Factory Shoals Road
The City of Mableton's June 8, 2026 announcement identifies the City, the Mableton Development Authority, and Brock Built Homes as partners in the development at 7001 Factory Shoals Road SW. Plans combine single-family homes and townhomes, adding different housing options within one neighborhood.

How the affordability commitment is structured
According to the City, 20% of the homes—at least 42 units—will be designated affordable, with the announcement referencing households in the 80%–120% Area Median Income range. The affordable homes are to be distributed throughout the community and built to the same design and construction standards as market-rate homes. Prospective buyers should confirm household-size limits, pricing, and application requirements with the project team when those details become available; the announcement is not an offer of housing or a determination of eligibility.

Approvals come before construction
The City's announcement says construction is expected after final development approvals and site preparation. It does not establish a confirmed groundbreaking date. That distinction matters for buyers and nearby property owners following Mableton's residential growth.

Ducere's construction planning perspective
For mixed-income neighborhoods, early coordination of infrastructure, site work, home types, and delivery phases helps teams align budgets with approval requirements. These are general planning considerations, not an assessment of Creekside Village's design or execution. Property owners considering a separate project can explore Ducere's construction services and project delivery process.

Mill Grove Vista brings a planned 304-unit apartment community to Floyd Road in Mableton, anchoring a mixed-use district near the historic Mable House complex.

The residential anchor of a broader district
Vista Residential Partners announced financing and groundbreaking on November 3, 2025, for the garden-style community at 5178 Floyd Road. Its plan calls for twelve three-story residential buildings with one-, two-, and three-bedroom apartments. The residential community sits within a forthcoming 23.6-acre mixed-use development planned to include neighborhood retail, townhomes, and a civic building.

Connections to Mable House and the Silver Comet Trail
The site is across from the Mable House complex and Mable House Barnes Amphitheatre, with access to the Silver Comet Trail's Floyd Road Trailhead nearby. This combination of housing, recreation, and civic uses makes the Floyd Road corridor a development area worth watching in Mableton. Planned amenities within the apartment community include coworking space, a fitness center, a pool, a playground, and a dog park.

The announced construction timeline
Vista's published schedule called for vertical construction to begin in the first quarter of 2026, initial residences to deliver in early 2027, and full completion in late 2027. Those are developer targets rather than guaranteed delivery dates; this update does not independently confirm the current vertical-construction stage. Vista identifies its affiliate, Apex Multifamily Construction, as general contractor.

Ducere's multifamily planning perspective
Multi-building developments require coordination between site infrastructure, individual building schedules, inspections, and access for residents as phases open. Owners planning separate projects can use early scope and schedule reviews to identify dependencies before work begins. A single-family housing proposal on Old Alabama Road in Mableton has raised questions about workforce housing, traffic capacity, and flood-risk planning.

What was proposed
WSB Radio reported on August 27, 2026, that David Pearson Communities was seeking rezoning for a single-family subdivision along Old Alabama Road. Mayor Michael Owens described potential benefits for affordable housing, including opportunities for civil servants and first responders. Those comments describe a potential community benefit, not confirmed buyer eligibility rules or a published housing application program.

Concerns raised by nearby residents
The report describes residents' concerns about road congestion, school traffic near Pebblebrook High School, and past flooding in the area. It also states that the developer reported conducting preliminary floodplain studies. Preliminary studies alone should not be treated as proof that all drainage questions are resolved, just as reported neighborhood concerns are not a substitute for a site-specific engineering assessment.

Rezoning status requires a current record
The August report identified September 3, 2026, as the scheduled date for a second reading and final decision. A subsequent decision has not been verified for this update. Readers should consult the City of Mableton's adopted meeting minutes and zoning records before treating the proposal as approved, denied, or still pending. No construction start is confirmed here.

Ducere's site-development perspective
For owners evaluating residential land in Mableton, zoning conditions, drainage analysis, access planning, and civil engineering should inform the project scope before construction commitments are made. Traffic and stormwater questions are best addressed through documented studies and the applicable review process. These are general due-diligence principles, not technical findings about this property. Invest Atlanta has advanced a tax-break proposal for Portman's Amsterdam Walk redevelopment, highlighting affordable housing in Atlanta's development pipeline.

What the report says
The Atlanta Business Chronicle reports that the proposed incentive is intended to help offset affordable-housing costs in the redevelopment's first phase. Advancing an incentive proposal should not be confused with a construction start or confirmation that every project approval is complete.

Construction planning perspective
For Atlanta property owners and development teams, this is a reminder to coordinate project financing, housing requirements, and construction budgets early. Before committing to a delivery schedule, teams should identify approval milestones, confirm the scope of each phase, and account for site conditions, utility coordination, and permitting. These are general preconstruction considerations, not reported findings about Amsterdam Walk.

Last week, the Mableton City Council voted 6-1 to establish a dedicated 4.5-mill Public Safety Special Service District — a legally restricted funding stream projected to generate roughly $21 million a year, exclusively for law enforcement, emergency management, code enforcement, and public safety technology. By law, none of it can be diverted to general city spending.

For homeowners and investors in Mableton, this is worth reading as a signal, not a cost line. Mableton is now the largest city in Cobb County, and this is what infrastructure maturity looks like: a legally protected, transparent, ring-fenced budget for public safety rather than year-to-year negotiation. Cities that make this kind of structural investment tend to see it reflected over time in insurance ratings, commercial tenant confidence, and long-term property values.

At Ducere, we track this closely because we build here. For our commercial and mixed-use projects — including the Mableton Shopping Center — a well-funded, accountable public safety infrastructure is exactly the kind of fundamental that health, wellness, and medical tenants weigh heavily before signing a lease. It's also a factor we walk residential buyers through directly: the near-term cost (about $630/year on a $350K home, with exemptions available for seniors and disabled veterans) is small relative to what a dedicated, transparent safety budget signals about where the city is headed.
