483 Pebblebrook Road
Mableton, GA
2020–2021
Single Family Residential with Pool
Project Overview
483 Pebblebrook Road SE is a tear-down and rebuild single-family new construction project completed under Cobb County permit 2020-005431, followed by an inground pool addition in 2021 under permit 2021-002525. The existing structure was demolished and replaced with a new single-family residence built to current code on the same Mableton, Georgia lot.
Zoning and Site Compliance
The lot is zoned R-20, with all development and structure required to remain within the R-20 area. Every site decision — building footprint, pool location, hardscape, and access — was constrained by three governing parameters:
- Maximum imperviousness: 35% — the combined footprint of all impervious surfaces (roof, pool, drives, walks) could not exceed 35% of the lot area
- Maximum height: 35 feet — the structure could not exceed 35 feet in height as measured per Cobb County zoning definitions
- Required setbacks — front, rear, and side yard setbacks were maintained throughout the build and pool addition
Height Survey Verification
Height survey verification was required prior to rough inspections. A licensed surveyor confirmed the completed framing height complied with the 35-foot maximum before the building was closed in — a Cobb County requirement that prevents the costly scenario of discovering a height noncompliance after sheathing, roofing, and finishes are installed.
Construction Coordination
Electrical contractor changes were coordinated per general contractor communications during construction. Scope modifications affecting the electrical rough-in were routed through Ducere Construction Services as the general contractor of record, ensuring permit continuity and inspection sequencing across trades.
Inground Pool Addition (2021)
The inground pool was constructed in the rear yard within required setbacks on the R-20 section of the property. Permitted separately under 2021-002525, the pool addition was sequenced after the residence certificate of occupancy and sited to remain within the R-20 zoned area and within all required yard setbacks.
Project Significance
This project demonstrates coordinated compliance across two sequential permits on a single R-20 lot — a new construction rebuild and a subsequent pool addition — each governed by the same imperviousness, height, and setback envelope. Height survey verification before rough inspection, electrical scope coordination through the GC, and pool siting within the R-20 area all reflect the level of permit and zoning discipline required to deliver a compliant single-family rebuild in Cobb County.
